Motion to adopt the Minutes of the Committee of Adjustment of Wednesday, May 20, 2026, as presented.
Moved by Lesley Thompson, seconded by Vincent Foy
Carried
That the Committee approve the requested minor variance with the following condition: Mature trees and enhanced vegetative buffers be included in the final landscape plans under the Site Plan Control process, to the satisfaction of the Director of Development Services. Reasons: The variance requested is minor in nature. Proposed height and use are similar to the maximum permitted height of other as-of-right permitted uses on the property, and the anticipated impacts will not exceed those already permitted. The proposal maintains the general intent and purpose of the Zoning By-law. The proposed height increase is minimal to what is permitted as-of-right for apartment dwellings, and the accompanying setbacks, building orientation, and mature vegetative buffers, is in general conformance with the existing permissions. The proposed development satisfies all other applicable Zoning By-law regulations. The proposal maintains the general intent and purpose of the Official Plan, promoting an increase in housing supply in the form of long-term care beds. The proposal is desirable for the appropriate development and use of the lands. The proposed use is permitted and the lot size, fabric and location along an arterial road allow for appropriate and respectful development of this long-term care facility.
